Existing buildings may be extended by up to 25% of their lawful floor area, and hotels may rise to three storeys. Quinta do Palyart is one of only four quintas in the municipality where the plan allows new construction for a tourist village or integrated resort, at a plot ratio of 0.10 over the area of the core. The core lies outside the National Ecological Reserve, under an exclusion granted expressly for tourism use, and sits within its own planning unit, U20, whose stated aim is to restore the historic buildings as part of a tourism development.

The land:
