Luxury real estate market: discover the main trends of 2026
12 ago 2026

The luxury real estate market maintains a growth trajectory in 2026, despite international economic uncertainty.

The findings of The Mid-Year Report 2026, by Coldwell Banker Global Luxury, reveal a resilient segment, supported by buyers with high financial capacity and a limited supply of properties with very high quality and premium locations.

For Portugal, the report also confirms an important evolution: the country has consolidated itself as one of the main international destinations for luxury real estate investment.

Portugal in the top 5 of world luxury real estate

Portugal ranks fifth among the most sought-after luxury real estate markets in the world, according to data from the international platform JamesEdition analysed in the report.

In the first half of 2026, the Portuguese market concentrated 5.7% of searches and requests for information on luxury real estate. Only Italy, the United States, Spain and France recorded higher demand.

Portugal thus appears at the forefront of markets with a long tradition in attracting high-net-worth buyers, such as Switzerland, the United Kingdom and the United Arab Emirates.

International interest continues to grow

Although Portugal's share has fallen from the 7.1% recorded in the previous year, international interest in the national market continues to increase.

The absolute volume of searches for luxury real estate in Portugal grew by 21%. The reduction in the relative share is mainly the result of the accelerated expansion of demand in other countries, and not of a loss of competitiveness in the Portuguese market.

Security, institutional stability, the quality of real estate assets and lifestyle continue to be some of the main factors that fuel the attractiveness of the Portuguese market. The country no longer competes in the international arena only for price, but also for the differentiation and quality of its real estate offer.

Second Homes Drive the Market

Also according to The Mid-Year Report 2026 by Coldwell Banker Global Luxury, Portugal and Spain are among the world's top destinations for the acquisition of second and third homes.

This trend shows that the decision to acquire a luxury property no longer depends only on the potential for financial appreciation. Factors such as quality of life, safety, stability and the possibility of enjoying the property during different periods of the year assume an increasing weight in the investment decision.

Luxury real estate as an instrument for heritage preservation

The report identifies a growing use of luxury real estate as a tool for preserving and diversifying investors' asset value .

This segment is characterized by greater resilience compared to the traditional residential market, partly due to less reliance on credit and the financial capacity of buyers.

The reduced supply of quality properties in premium locations also contributes to sustaining the value of these assets. For investors and owners, factors such as location, architecture, privacy, size, views and quality of construction become increasingly relevant.

Unique properties and land are in higher demand

One of the most significant trends in the Mid-Year Report 2026 is the growth in demand for differentiating assets and larger real estate.

Requests for information on unique properties increased by 146% compared to the same period last year, while demand for land grew by 97%. At the same time, global requests for information on luxury properties rose by 50.8% in the first five months of the year.

The growing appreciation of large spaces and land also reflects the scarcity of supply. In a market where truly differentiating properties are limited, these characteristics can represent an important factor of appreciation in the long term.

More informed buyers and longer decision-making processes

The premium buyer maintains the capacity and availability to invest, but today presents a more rational and selective behavior.

Before moving forward, it analyzes more information, compares properties and markets and takes longer to make a decision. This behavioral evolution can prolong the commercial cycle, requiring professionals in the sector to have greater monitoring capacity, market knowledge and substantiation of the value of assets.

Portugal consolidates itself as a luxury investment destination

The report's findings point to a more demanding market, but with consistent demand for high-quality properties.

Portugal's presence among the five most sought-after markets in the world confirms the country's ability to attract international buyers and investors. In a segment where differentiation and asset quality are increasingly determinant, luxury real estate in Portugal maintains conditions to preserve value and strengthen its global competitiveness.
