A newly planted vineyard on the eve of its first harvest, a historic main house and a fully consented boutique hotel scheme, brought together across 9.2 hectares between the marble towns of Estremoz and Vila Viçosa. Quinta do Valentim unfolds as a mosaic of vines, open pasture and a citrus orchard around a house that has presided over the land for generations.

At its core are some 6 hectares under vine, including 2 hectares classified under DOP Alentejo, Borba sub-region, one of Portugal's most respected denominations, with the first harvest due in 2026. The plantings bring together a fine mix of red and white varieties: Aragonez (Tempranillo), Alicante Bouschet, Syrah, Touriga Nacional and Cabernet Sauvignon, alongside the white Viosinho and Arinto. The makings of estate-grown wine with real character, in a landscape on view from every corner of the estate, changing colour with the seasons.

What sets the estate apart is its consented hospitality scheme: full local-authority approval for a 9-suite boutique guesthouse (a boutique hotel in the making) with the building licence valid until March 2028 and works already under way. The scheme comprises en-suite guest rooms, dining and sitting rooms, a professional kitchen, terraces overlooking the vines and a swimming pool set within the landscape. The main house extends to approximately 715 m2 (7,700 sq ft) over two floors.

The design is by architects João Siopa Alves — whose studio won the public competitions to restore the Lisbon Academy of Sciences warehouses and to create the cultural centre at the Chartreuse de Neuville in France — working with architect Baltazar Mateus. The architecture speaks the language of contemporary Portuguese rural minimalism that has made the region an international design destination, in the spirit of São Lourenço do Barrocal or Da Licença in nearby Estremoz. Whitewashed groin vaults, terracotta floors, pale timber joinery and oculus windows that sculpt the light lend the interiors an almost monastic calm, with every element — from the stone-and-timber kitchen island to the built-in masonry seating — bespoke rather than bought. Outside, the limewashed façade with stone surrounds opens onto a vine-draped pergola shading the ground-floor suites' private patios, planted with lavender.

The winery designed for the estate — production hall, barrel room, traditional lagares, tasting room and a wine shop and library — closes the circle and opens the door to wine tourism: everything from vine to glass without leaving the property.

A landscape masterplan by in loco studio adds an organic kitchen garden, an enlarged olive grove and walks through the vineyard. Further guest accommodation (garden bungalows) has been studied and could be pursued, subject to separate consent — genuine upside for an operator with ambitions to grow.

The estate is offered for sale in its current state, mid-works: the buyer takes on years of completed design and consenting work by an award-winning practice, with full freedom to finish the project to their own taste.

In the wine heartland of the marble triangle, some 10 minutes from Vila Viçosa and Estremoz, 40 minutes from Évora (a UNESCO World Heritage city), 1 hour 45 minutes from Lisbon and its international airport, and 30 minutes from the Spanish border.

A rare opportunity, as an investment and as a way of life: a young vineyard with DOP parcels on the eve of its first harvest, a house with history and a consented boutique hotel scheme — all in a single holding.
